Plumber SEO in Portland that keeps the phone ringing after five.

Portland plumbers pay Google up to $50 a click for searches the top three get for free. I build the foundation that puts you in the pack, in the organic results, and in the AI answer, then hand you the numbers every month.

Numbers pulled 6 September 2026 · Portland, OR and the metro

A water heater dies at nine on a Sunday night. Nobody in Portland asks a neighbor. They type emergency plumber portland into their phone and call whoever shows up first. Three plumbers get that call for free. Everyone else pays Google fifty dollars for it, or does not get it.

This page is what I would do for a plumbing company in the Portland metro: the actual search numbers, the three places you have to show up, and the first ninety days written out. Every figure comes from Ahrefs on the date below.

Ahrefs, US, September 2026. Volume is monthly searches. CPC is what advertisers pay per click today. Multiply the two and you have what advertisers would pay for those clicks. The map ranks businesses that have both a complete Google Business Profile and a website that backs it up. Missing either one puts you below everyone who has both, before reviews are even counted.

Three places you have to show up

The map, the ten links under it, and the answer an AI gives when someone asks it instead of Google. They are three different games, and most Portland plumbers are only playing one.

  1. 01

    The local pack

The three-pack is the first thing on the screen and the last thing most plumbers work on. It runs on your Google Business Profile: the primary category, every service listed from drain cleaning to repiping, photos from real jobs, reviews that keep coming, hours that say you answer at night, and whether every directory on the internet agrees on your phone number.

Google results for plumber portland: a sponsored listing, then three plumbers on a map
"plumber portland" on September 6, 2026. D&F, Perfect Service, and Henco hold the pack on 2,200, 267, and 927 reviews. MP Plumbing is paying for the slot above them.
  2. 02

    The organic results

Under the map come the blue links. In Portland those are still mostly plumbing companies with a real page for each service and each city. Drain cleaning, water heaters, sewer lines, emergency, Gresham, Beaverton: one page each, written for the person searching, fast on a phone.

    /services/drain-cleaning
    /services/water-heater-repair
    /services/emergency-plumber
    /areas/gresham
    /areas/beaverton
one page each, written for the person searching

  3. 03

    The AI answer

ChatGPT does not read the map. It reads what the rest of the internet says about you: Yahoo Local, the BBB profile, Angi, and the specific pages on your own site. Look at the caveat at the end of the answer: it knew Service Plus closes on weekends and sent emergencies elsewhere. Your hours and your services are being read and repeated. That is generative engine optimization. Ask the AI for three more bids and it goes to each company's own website for what they do and where they work. A plumbing company that has been in business for thirty years with a site from 2012 is invisible to the machine now writing the recommendations. Every page you publish is data for the search engine and the AI, and they repeat exactly what you give them.

ChatGPT answering who the best plumber in Portland is, naming Service Plus Plumbing and citing Yahoo Local, BBB, and Angi
ChatGPT, asked for the best plumber in Portland. It named Service Plus Plumbing, which is not in the three-pack, and cited Yahoo Local, BBB, and Angi. Then it pointed emergencies to a 24-hour provider instead.

04section.gaps

The three things missing

Every plumber I talk to is busy. These are the gaps that keep the busy ones from growing.

  1. No system

    [01]

The after-hours call goes to voicemail. The water heater at three in the morning is the most valuable call of the week, and it is the one most likely to be missed.

  2. No search

    [02]

The site says "plumbing services." It does not have a page for drain cleaning, water heaters, or sewer lines, so Google cannot send the person searching for exactly that.

  3. No structure

    [03]

Reviews get asked for when someone remembers. Henco has 927 because somebody built the habit. Every finished job is a review and a photo, and most of them are never asked for.

05section.plan

The first ninety days

Dated, in order, and you can stop after any step.

  1. 01

    Day 1

    Consultation

How people find you now, where you show up for the searches above, what every directory says about you, and where the site loses the visitor. You get it in writing, with what each fix is worth.

  2. 02

    Weeks 1 to 4

    Foundation

Google Business Profile rebuilt with Plumber as the primary category and every service listed, from drain cleaning to repiping. Citations cleaned so the phone number matches on Yelp, Angi, BBB, and the rest. Site speed fixed, schema added, one page per service.

  3. 03

    Months 2 to 3

    Reach

Emergency and water heater pages get the most work, because the difficulty is zero. Area pages for Gresham, Beaverton, Lake Oswego, and Vancouver. GEO pages that answer the questions people ask ChatGPT, with your hours in them.

  4. 04

    Ongoing

    Tracking

Rankings for the searches above, calls and forms by source and by hour, and a review engine that asks every customer at the right moment. One report a month you can read in five minutes.

06section.tactics

Five things specific to plumbing

The generic playbook works. These are the parts that work harder for a plumber in Portland.

  • Emergency and water heater pages first

Emergency plumber portland is a $50 click. Water heater repair near me is 126,000 searches a month at a difficulty of zero. Drain cleaning portland is 800 a month, a $35 click, and nobody has a real page for it. Those three pages are the first pages to build.

  • One page per service, one per city

Drain cleaning, water heaters, sewer lines, repiping, leak detection. Portland, Gresham, Beaverton, Vancouver. Plumber gresham and plumber beaverton sit at a difficulty of zero because nobody has written the page.

  • Hours are a ranking signal now

Open 24 hours is on the three in the pack and the sponsored listing above them, and the AI answer pushed emergencies away from the plumber that closes weekends. If you answer the phone at night, every listing has to say so, in the same words.

  • A review engine

A text after every completed job, with the link, at the hour people actually respond. Henco has 927 reviews because someone built the habit. Perfect Service holds a slot on 267.

  • Be the plumber the AI can verify

A current CCB record, a BBB profile, Yelp and Angi listings that agree with each other, and pages on your site that say plainly what you do, where, and when. The AI answer names the plumber it can check.

07section.proof

The same playbook, measured

The proof is a client's result. West Coast Deals, an eight-channel store I have worked for since 2022, launched its own direct-to-consumer website in 2026. On a site under a year old, the same search and AI work took their Ahrefs organic traffic from about 20 to more than 450 between March and September 2026, with their ads switched off in August, and put their store in 5,400 AI answers in three months. Those are their numbers. The same playbook, the profile, the pages, and the records the AI reads, is what I would put to work for a plumber in Portland.

What it costs

The consultation is free. I come back with the scope of the project and what I would recommend, and the pricing is published: three monthly SEO plans with no setup fees, Local month to month and Growth and Superior with the website included on a three-month minimum, and three website builds at a one-time price. You can stop after any step.

Six fields, under two minutes. I reply within one business day with the scope and what I would recommend.

A couple of sentences is plenty: the calls that don't come, the page that doesn't rank, the spreadsheet, the thing that eats a morning.

Only if you need a tool built. SEO plans and website builds are priced on the pricing page. A ballpark helps me scope the build.

09section.faq

Questions Portland plumbers ask

How long does plumber SEO take to work in Portland?

The profile and citation work moves the map first, usually inside the first two months. Organic pages take three to six months to settle.

Do I need a new website?

Usually not. Most plumbing sites need speed, structure, and service pages. If the site cannot be fixed, I say so in the consultation and give you a fixed price for a rebuild.

What is GEO, and does it matter for a plumber?

Generative engine optimization: being the business an AI names when someone asks it for a plumber. It matters now because the question is being asked now, and the answer is drawn from your listings, your license record, your hours, and your site.

Do you run Google Ads?

No. The consultation shows what each click costs you today, and I will tell you when ads make sense, but I do not run them. The point of this work is to stop needing them.

Can you get me reviews?

I build the system that asks every customer at the right moment. The reviews come from your work. I do not buy, seed, or write them.

What about Gresham, Beaverton, Vancouver, and the rest of the metro?

Each city gets its own page, and its own listing wherever you have a real presence. Plumber gresham is 200 searches a month at a difficulty of zero, and plumbers vancouver wa is 450 at a $30 click.

How do you report?

One page a month: rankings for the searches on this page, calls and forms by source and by hour, reviews gained, and what I did. Plus the dashboards themselves, which you own.

What does it cost?

The consultation is free, and it comes back with the scope and what I recommend. Local SEO is month to month, Growth and Superior include the website on a three-month minimum, there are no setup fees, and website builds are one-time. Every price is on the pricing page.
